29,000 sq ft mix-use Commercial Property
An affiliate of Riverside purchased this 29,000 square foot property in 2015. Riverside serves as the property manager, developer, and construction manager for this project.
The property was 100% occupied at acquisition with tenants who collectively managed the building for an out-of-town owner. Riverside collaborated with the City of Somerville’s Planning Department to create a re-development plan that met the city’s “Somervision” plan. The plan’s objective is to maintain reasonably priced commercial spaces in its community centers for small growing companies. Riverside received approval from Somerville’s Zoning Board of Appeals and Planning Board for the redevelopment of the property as a mixed-use commercial building, incorporating retail, office, industrial, and other uses on the site.
Riverside worked with a local contractor to complete Phase I of the approved plan, which included improvements to the building exterior, parking lot, approximately 30% of the tenant spaces, along with the construction of ADA compliant bathrooms and access to the renovated portions of the building. Riverside leased the renovated areas upon completion of the project.
285 Washington Street is currently occupied by creative enterprises, including Ground Inc., Recover Green Roofs, JANJI, Thomas Oakley, Boston Figurative Arts Center, and Make & Mend, among others.
