Acquired by an affiliate of Riverside in October 2021, this 22,000 square foot, mixed-use office and retail property is situated in the heart of Boston’s Downtown Crossing district and was 52% occupied at closing. 

Riverside acts as the property manager, developer, and construction manager and was responsible for coordinating more than $1 million in renovations at the site. Complete renovations and/or replacements were made to the common areas, restrooms, and main entry lobby with significant repairs being performed on the façade to maintain its integrity. The commons areas received new store front doors, ceilings, lighting, carpet, and paint, as well as a new marble staircase from the lobby to the 2nd floor that complements the building’s new store front entrance. All restrooms were renovated to include new tile, partitions, lighting, and fixtures. Other improvements were made to the HVAC systems and roof in addition to creating market-ready spaces in several of the vacant units. A new glass and steel entry canopy completed renovations in late 2024.

The property remains occupied by Taco Bell and Blue Moon Vape Shop in addition to being home to ReSupply, Frequentsee, several technology companies, and long-term tenant Helicon Architects.
