34 HAYDEN ROWE, HOPKINTON

48,000 sq ft mixed-use commercial property

An affiliate of Riverside purchased this 48,000 square foot property in May 2013 from a bank- coordinated “short” sale. The property was approximately 50% occupied at closing following the departure of the building’s anchor tenant, a packaged tea company. Riverside continues to serve as the property manager, developer, and construction manager for this project. 

Following acquisition, Riverside pursued redevelopment of approximately 60% of the property into 17 - two-bedroom apartments, with 18,000 square feet remaining as commercial uses. Riverside received its approvals in 2017 but upon final review of the costs of such a re-development, it determined that a residential project was not the best path forward. In 2019, it pivoted to redeveloping the property into a commercial mixed-use property. Redevelopment was completed in 2020. Although delayed by the onset of the COVID-19 pandemic, the property achieved 100% occupancy in 2023.

In the 10+ years since acquisition, Riverside made substantial improvements to the building and the site,  including developing the existing gravel parking lot into a paved lot with lighting, landscaping and stormwater retention; replacement of the roof; replacement of more than 90% of the HVAC equipment; modernization of the corridors, stairwells, and common restrooms; and installation of an elevator and lifts to provide ADA compliant access throughout the building. Riverside also managed the delivery of turn-key buildouts for many of the commercial tenants, which moved into the building. 

34 Hayden Rowe has become the home to several local and community centric organizations, including Littleborough and Kidsborough (infant to preschool care to before and after school enrichment programs for elementary-aged children), the Hopkinton Center for the Arts, Hayden Rowe Business Center (which is owned and operated by Riverside), and Kartwheel Kids, a children’s gymnastics program.
